Start with the source of the water

A wet floor or ceiling does not always show where a leak began. Water can follow a pipe, joist, or wall cavity before it becomes visible. In a crawl space, it can also mix with groundwater or outside drainage.

Pipe repair should match the failed material

Older copper, galvanized steel, plastic, and newer supply materials fail in different ways. A pinhole in copper is not the same problem as a split caused by freezing or a loose appliance connector. A stain near a fitting can also come from condensation.

We expose only the access that the inspection requires. Then we check the nearby pipe for wear, poor support, incompatible materials, or repeated repairs. A sound isolated section may need one repair. Several leaks in the same run can make planned pipe replacement a better use of labor.

Before work starts, identify the main water shutoff and clear safe access to the pipe. Do not place a clamp over damaged pipe inside a closed wall and treat it as a permanent repair. The finished connection must suit the pipe material and remain properly supported.

Mayo’s STEP system changes the sewer conversation

Anne Arundel County says that Mayo uses a Septic Tank Effluent Pump, or STEP, system. A tank at each connected property holds solids while a pump sends liquid wastewater into the community sewer system. The county’s Mayo STEP tank information explains how this system works and why older tanks are being replaced.

That arrangement is different from a standard gravity sewer and from a private septic system. If an alarm sounds or several fixtures stop draining, reduce water use. Note the alarm message and do not open electrical controls or enter a tank.

We can inspect fixture drains, the building drain, accessible plumbing, and private connections. A county STEP tank, pump, control, or public sewer problem may need Anne Arundel County Public Works. A private septic tank or drain field needs a septic contractor. Confirming the system prevents the wrong repair call.

Repeat drain trouble needs more than another quick clearing

One slow sink often has a local blockage. When a toilet, shower, and other low fixtures back up together, the restriction may be in a shared building drain or the private sewer route.
