First find where the water came from
Water on a floor does not always mean that a pipe broke. It can enter from outside during heavy weather, rise from a drain, leak from an appliance, or run along a pipe from another room. The repair depends on the source.

Plumbing in a working waterfront community
Deale sits on a peninsula where homes, local businesses, marinas, and the county’s Deale Wharf are close to the Bay and its creeks. Not every property is on the water, and not every building is constructed in the same way. Some plumbing is easy to reach from a basement. Other pipe runs can be below a raised floor or in a crawl space.
Access affects the job. A leak below a floor can travel before it becomes visible indoors. Pipe near an outside wall or an open foundation area can also lose heat faster during a cold spell. We look at the route of the pipe instead of repairing only the wet spot.

Flooding and a drain backup require different responses
Anne Arundel County is studying compound flooding, sea-level rise, erosion, and drainage in Deale and Shady Side. That work concerns water moving through and around the community. Wastewater that rises through a toilet, floor drain, or plumbing cleanout is a separate health problem.
If several drains stop at once, do not keep running faucets to test them. Stop the washing machine and dishwasher. Keep people and pets away from any wastewater. Water that enters through a door, foundation, or low outside opening may need a flood, drainage, or restoration response. Septic and public sewer connections
The county’s Waterfront Homeowners Guide notes that waterfront communities can include both septic systems and areas that have changed to public sewer. Your property records and utility bill can help confirm which system serves the building.
Inside the property, a plumber can check fixture drains, branch lines, the main building drain, and accessible sewer pipe. A septic tank that is full or a drain field that has failed needs a septic contractor. A fault beyond the private sewer connection may need the public utility. The symptoms can look alike from inside the house, so it is important to find the point where flow stops.
Call when you hear several drains gurgle, smell sewer gas, or see water return through a low fixture. Those warnings often cost less to investigate before a full backup occurs.
Prepare exposed plumbing for cold weather
A pipe does not need to be outdoors to freeze. Pipe in an unheated crawl space, near an opening, or against a poorly insulated wall can be at risk. Seasonal homes need special care because a small leak may run for days before anyone sees it.
Before winter, find and label the main shutoff. Disconnect outdoor hoses. Close foundation vents if the building design calls for it, and keep safe heat in spaces that contain water pipe. Insulation can help, but it does not fix an air leak or a pipe that is already damaged.
If a faucet stops flowing during freezing weather, do not use a torch or open flame on the pipe. Shut off the water if you see a split or leak. Call for service so the pipe can be warmed and checked safely.
Emergency help and water-heater work
Call for 24/7 emergency plumbing when water is spreading through the building, a pipe has burst, sewage is entering the home, or a plumbing problem creates an immediate safety risk. Stay out of standing water near electrical service or equipment. If a safe route is available, close the nearest fixture valve or the main water valve.
Loss of hot water is not always an emergency, but a leaking tank can be. We provide water-heater repair and can install a replacement unit when the tank or another major part has failed. We check the fuel, venting, space, connections, and household demand before we recommend a unit.
