The wet spot is evidence, not the full diagnosis
Water below a sink, around a water heater, or at the edge of a crawl space can have several sources. It may come from a supply fitting, drain joint, appliance line, relief pipe, condensation, groundwater, or outside drainage.

Call for 24/7 emergency plumbing when water is spreading, a pipe has burst, sewage is entering the building, or the condition creates an immediate risk. Close a safe shutoff when possible. Keep clear of wet ceilings and standing water near electrical equipment.
Edgewater covers more than one planning area
Anne Arundel County divides parts of Edgewater between Regions 8 and 9. The Region 8 Plan covers rural parts of Edgewater west of MD 2. Region 9 includes developed areas near the South River and Chesapeake Bay side.
This split is useful because one Edgewater address can differ from another in lot size, building age, access, and utility service. It does not mean that every waterfront home has the same plumbing or that every western property uses a private system.

Renovated homes can contain several generations of pipe
A remodeled kitchen or bathroom can have new fixtures connected to an older branch line. The water supply may look new at the wall while the pipe below the floor is original. A change in fixture location can also add fittings and longer drain runs.
We inspect the affected route, not only the visible fixture. We look for unsupported pipe, weak shutoffs, incompatible materials, poor drain slope, and signs of an older repair. Check the property’s water and wastewater record
Anne Arundel County maintains a Water and Sewer Master Plan with service-area maps. The county’s Region 9 plan also says that developed parts of Edgewater use public sewer while other parts of the wider region rely on septic systems.
Do not assume the system from the street or neighborhood. Check the utility bill and property records. A public sewer, private septic system, well, and public water connection each create different service boundaries.

Water-heater selection should start with use. The number of people, simultaneous showers, large tubs, appliance demand, incoming water temperature, fuel or electrical capacity, venting, and equipment space all matter.
A tankless unit can provide long service without storing a full tank, but it still has a flow limit and installation requirements. A tank water heater depends on capacity and recovery rate. Neither type fixes an undersized gas line, limited electrical service, blocked vent, or plumbing leak.
